Job Locations and Reviews
On 10/5/26, I inspected both bars, fixtures, drains, countertops, and the floor as requested by Sherrial, the shift manager. No issues were found related to the watershed concern. However, we identified that the glass filler was causing splashing on both bars when ice water was being served. To resolve this, I adjusted the spout to reduce the volume and eliminate the splashing. Additionally, we learned that a refrigerator unit had frozen over the previous day, but it has since been defrosted and is functioning properly, requiring no further service.
Upon arrival, I assessed the toilet and identified that the flapper was malfunctioning, causing continuous running. I explained the issue to the customer and recommended ordering a new flapper to resolve the problem. I provided guidance on selecting the appropriate replacement part and assisted in placing the order. Once the new flapper arrived, I demonstrated the installation process to the customer, ensuring they understood each step. I emphasized the importance of proper alignment and secure attachment. After the installation, I tested the toilet to confirm the issue was resolved and provided additional tips for maintaining the flapper to prevent future problems.
I responded to two calls, one of which was an emergency jetting service. Upon arrival, the main drain was experiencing significant backup. I first removed the test port lid and discovered it was full, with the clog located after the test port. I used the drain machine in the cleanout after the test port to clear the clog. After successfully unclogging the drain, I flushed the toilets in both restrooms, which now flushed properly without any floor drains backing up. Later, I ran the jetter in the test station, pushed the camera until it met the main sewer tee, and recorded and inspected the pipe. A significant clog was found where the restrooms tee into the side of the line. I cleared the clog and ran the jetter from the cleanout at the building edge, followed by another camera inspection to ensure everything was clear.
Upon inspection, I discovered the brass lock nut for the bar 2 strainer was missing, likely broken and dislodged. I removed the tailpiece and took out the plastic lock ring. After cleaning the area, I installed a new brass lock ring and a fresh plastic lock ring. The tailpiece was reset, and I tested the drain for functionality and leaks. Cheryl, the manager, was present during the process. Parts used included a 1-1/2” plastic lock ring and a basket strainer.
I successfully addressed a toilet clog in the main-level half bath using specialized drain equipment. The clog was stubborn, but with precision and expertise, I managed to clear it efficiently. The drain is now flowing smoothly, ensuring the bathroom is fully functional. My use of advanced tools and techniques ensured a swift resolution to the issue.
Upon arrival, I inspected the test port after the grease trap and found it to be half full. I flushed the toilets inside and inspected the clean out by the building. The water flowed through the clean out without any issues, but the test port continued to fill. I then ran a large machine from the outgoing side of the test port and encountered a clog at 30 feet. I continued running the machine all the way to the manhole behind the store, at which point the test port was empty. I flushed the toilets inside several times and allowed three compressors to run for several minutes while observing the manhole. The water flowed into the manhole without any issues or back ups, ensuring everything was functioning properly. The store is now ready for operation.
Upon inspection, the clover machine exhibited signs of malfunction, impacting its operational efficiency. I recommended immediate service by Icee tech to address the issue. I coordinated with Manager Kriss to ensure the technician's visit and provided detailed guidance on the machine's current state. The technician arrived and conducted a thorough assessment, identifying the root cause of the problem. Following the diagnosis, the team performed necessary repairs and adjustments, restoring the machine to optimal functionality. Throughout the process, I maintained clear communication with Manager Kriss to keep them informed of progress and any additional steps required.
Upon inspection, I identified a pinhole leak in the 1/4” copper tubing connected to the faucet. I promptly turned off the water supply and sourced the necessary replacement parts. After removing the damaged section, I installed a new piece of 1/4” copper tubing, ensuring a secure connection with a brass compression coupler. I applied lock tite to the lock nut and adjusted it to the correct tightness. Following the repair, I turned the water supply back on and verified there were no leaks. Additionally, I secured the dishwasher dump line to the ice maker drain line using zip ties.
On August 26, I addressed an issue with the insta-hot system at the hand-over counter. The 1/4" supplyline push coupler was leaking due to being bent by a nearby refrigerator. I shut off the water supply, removed the coupler, and straightened the soft copper pipe. After reinstallation, I turned the water back on and confirmed that the leak had ceased. The system is now functioning properly.
I successfully addressed a toilet blockage in the main level half bathroom. Upon arrival, I assessed the situation and identified the source of the clog. Utilizing specialized drain equipment, I carefully and methodically worked to dislodge the obstruction. This involved using a drain auger to reach deep into the pipes and break up the blockage. After several attempts, the clog was successfully cleared, allowing water to flow freely. I then flushed the toilet multiple times to ensure the pipes were fully cleared and functioning properly. The job was completed efficiently, restoring full functionality to the toilet.
I successfully addressed a toilet blockage in the half bathroom by employing specialized drain equipment. The clog was stubborn, requiring careful maneuvering of the tools to reach and dislodge the obstruction. After thorough inspection and treatment, the toilet was restored to its optimal functionality, ensuring smooth drainage and preventing future issues.
Upon identifying a break in the metal casing of the SS flex hose, I promptly sourced a replacement. I removed the old sprayer and hose, then extracted the spring. A new T&S SS flex hose was installed into the existing spring. After resetting the sprayer, I conducted thorough testing to ensure functionality. Throughout the process, I was supervised by Manager Judith. The replacement parts used included a T&S SS flex hose measuring 44 inches.
Upon receiving a call about a toilet with reduced flushing efficiency, I began by inspecting the toilet to determine the cause. Using a toilet auger, I ensured the trap was clear of any obstructions. Next, I disassembled the pressure assist flush mechanism to investigate further. Upon examination, I discovered that the flush cartridge was broken, which was the root of the problem. I promptly replaced the broken cartridge with a new one, ensuring it was properly installed. After reassembling the mechanism, I tested the toilet to confirm the issue was resolved. Throughout the process, I was supervised by Manager Lisa, who was present on site. The only part used in this repair was the pressure assist flush cartridge.
Upon arrival, we identified that the rhino rinser tip on the second sink faucet was stripped, causing it to malfunction. After assessing the issue, we replaced the damaged tip with a new one. This involved carefully removing the old tip and ensuring the new one was securely attached. Post-installation, we tested the faucet to confirm that it was functioning correctly. The replacement of the rhino rinser tip resolved the issue, and the faucet is now operating as intended.
Upon inspection, the soap dispenser on the faucet at the comp sink was leaking due to a faulty washer. I replaced the washer, resolving the leak. The pre-rinse faucet's support bar was broken, causing the riser tube to be insecure. I installed a new support bar, ensuring the riser tube is now secure. Additionally, the handle on the add-on faucet was broken, preventing it from turning off properly. I replaced the handle, restoring full functionality. All repairs were completed using a TNS handicap handle, a TNS faucet support bar, and a hose washer.
During our recent visit, we conducted a thorough assessment of the water pressure issues affecting various equipment. After a detailed inspection, we identified that the root cause was a significant pressure imbalance. We communicated our findings to Jack, the owner, who decided to address the pressure problem first before proceeding with any equipment repairs. We explained the importance of stabilizing the pressure to prevent further damage and ensure optimal performance of the equipment. Jack appreciated our insights and agreed to contact us once the pressure issue is resolved, so we can then move forward with the necessary equipment fixes. Our team is ready to assist whenever he is prepared to schedule the next phase of work.
Upon arrival, I identified that the recirculating pump was not operating correctly, causing issues with the hot water supply. I began by inspecting the pump to ensure it was receiving power and that all connections were secure. After confirming the pump was functional, I proceeded to reset it. This involved turning off the power supply, waiting a few moments, and then restoring power to the pump. Following the reset, I tested the system to ensure the hot water was circulating properly. The pump started functioning as intended, and the hot water flow was restored to the desired level. The client was satisfied with the resolution and reported that the hot water was now functioning properly.
Upon arrival, I assessed the issue with the toilet, which was not flushing properly due to a clog caused by paper towels. I carefully removed the obstruction, ensuring no damage to the plumbing. After clearing the clog, I flushed the toilet multiple times to confirm that it was functioning correctly. To ensure the bathroom was ready for use, I conducted a final check to verify that the toilet flushed smoothly and without any residual issues. The job was completed to satisfaction, and I signed for Michelle as proof of service.
As part of the recent project, I meticulously removed the existing Sheetrock to access the main water service line, which spanned approximately 40 feet. I then rerouted the line to a more accessible area. Following this, I installed a new 1-inch isolation valve, a 1-inch Pressure Reducing Valve, and a new Moen Flo Valve to ensure optimal water flow and pressure. Additionally, I reconnected the front hose bib with a new isolation valve for easy access. A new recirculating pump was installed to maintain water temperature, and a new thermal expansion tank was added to prevent potential damage from water pressure fluctuations. JMJ Plumbing takes pride in delivering high-quality service, ensuring all work is completed to the highest standards.
Job code 2573 involved the removal and replacement of a damaged sink. Upon arrival, I assessed the situation and proceeded to disassemble the sink, carefully removing the soap dispenser, strainer, faucet, and mixing valve. I capped the drain line using a 1-1/2” fernco cap to prevent any leaks. All sink components were meticulously collected and placed on a diaper change tray for transport. I ensured the area was clean by sweeping up any debris. I informed the manager that we would return with a new sink on Monday. The manager, Sara, was present during the assessment.

Upon arrival, I identified a significant issue with the left bathroom toilet, which was completely clogged with debris. I began by carefully inspecting the toilet to determine the extent of the blockage. Using specialized tools, I methodically removed the accumulated debris, ensuring that all obstructions were cleared. After successfully unclogging the toilet, I tested the flush to confirm that it was functioning properly. With the toilet restored to full functionality, I removed the out of order sign from the door, signaling that the bathroom was ready for use. I completed the job efficiently, leaving the area clean and tidy. I signed for Chriss to confirm the completion of the task.
Upon arrival, we identified a 1¼ inch copper water line ascending the right wall in the riser room. To locate the line, we had to navigate through the women’s bathroom. The riser room is situated within the women’s bathroom. We determined that a new Pressure Reducing Valve (PRV) could be installed in the ceiling of the women’s bathroom, on the same wall as the riser room. If necessary, we may need to cut the sheetrock above the drop ceiling to accommodate the PRV and ball valve. Required parts include a 1¼ inch PRV, two 1¼ inch male iron pipe (MIP) copper pipes, a 1¼ inch 90-degree copper pipe, a 1¼ inch copper coupler, thread tape, and pipe dope.
Upon arrival, I met with the manager to discuss the issue. I inspected the toilet in the designated bathroom and found that the silicone at the base was severely degraded and breaking apart. I carefully removed the remaining silicone and thoroughly cleaned the area. I then applied a new layer of silicone to ensure a secure and watertight seal. I advised the manager to keep the bathroom closed for a while to allow the silicone to dry completely, preventing any potential leaks or issues.
Upon arrival, I met with Manager Karen to discuss the issue. After inspecting the faucet on the 3-comp, I identified water spraying from the hot side mounting nut. I attempted to tighten the nut, but this only slowed the leak. To address the problem, I turned off the water supply to the faucet and removed it. The cold side gasket was in good condition and did not require replacement. However, the hot side gasket was severely deteriorated. I installed a new T&S mounting gasket for the hot side, ensuring it was properly secured. After turning the water back on, I confirmed that the leak had been successfully resolved.
Very professional and prompt response to fix the problem
Plumbing in Sandy Springs, GA: What We See Most
Sandy Springs is the densest city we serve, and density defines the work. Along Roswell Road and out toward Perimeter you have mid-rise and high-rise apartments, condominium towers, office buildings, hotels and one of the heaviest restaurant and retail corridors in Fulton County. Buildings like that run plumbing that residential service never touches: dozens of units stacked on shared waste and vent stacks, sewage ejector and sump pits serving below-grade levels, hot water recirculation loops that have to hold temperature all the way to the top floor, flush valve and sensor hardware in public restrooms, and backflow assemblies on both domestic and irrigation supply that have to be tested and documented on a schedule.
Sitting in between all of that is a large stock of 1950s and 1960s ranch and split-level homes, and they have their own predictable list. Many are still on original cast iron drains, which scale inward and crack along the bottom of the pipe, and some still carry galvanized supply, which chokes down until a shower goes weak the moment anyone runs a faucet. Those homes also sit under mature hardwoods with clay sewer laterals underneath them, so root intrusion is routine rather than remarkable.
Geography adds one more layer. The Chattahoochee runs along the northern edge of the city, and lower properties near it deal with saturated ground, damp crawl spaces and pumps that have to work when they are finally called on. Then there are the freeze nights: in a building, a split line in an unconditioned parking deck or mechanical room can flood several floors before anyone finds the source.

Plumbing FAQs for Sandy Springs, GA
Do you do commercial plumbing in Sandy Springs?
Yes, and it is a large share of what we do there. We work with offices, restaurants, retail, hotels and property managers throughout Sandy Springs on drain cleaning and jetting, grease traps, floor drains and floor sinks, flush valve sensors, commercial water heaters, recirculation pumps, backflow testing and preventative maintenance contracts. Emergency commercial service is available 24 hours a day.
Can you service apartment and condo buildings in Sandy Springs?
Yes. Multifamily is a core part of our Sandy Springs work. We handle shared waste stacks, ejector and sump pits, recirculation loops, unit-level repairs and building-wide diagnosis, and we coordinate with property managers, HOA boards and maintenance staff on access and scheduling. Camera inspection is often the fastest way to find which branch of a building is causing the trouble.
Is backflow testing required in Sandy Springs?
Backflow prevention assemblies on commercial buildings, fire lines and irrigation systems are generally required to be tested by a certified tester on a set schedule, with results submitted to the water purveyor. The specific interval and reporting are set by the utility and the jurisdiction covering your Sandy Springs address. We test, repair and replace assemblies and handle the paperwork.
My Sandy Springs home is a 1960s ranch. What should I expect?
Cast iron drain lines that have scaled and may be cracking, possible galvanized supply with reduced pressure, a clay sewer lateral with root intrusion, and original angle stops that no longer close. None of that is urgent on its own, but a camera inspection and a pressure check give you a realistic picture of what is coming and in what order.
Why does hot water take so long to reach my Sandy Springs high-rise unit?
Usually the building recirculation loop. In a tall building, hot water is kept moving through a return line by a pump so it is available at distant fixtures. When that pump fails, a valve sticks, or the loop is out of balance, upper and far units wait a long time and waste a lot of water. It is a building fix, not a unit fix.
Do I need a permit for plumbing work in Sandy Springs, GA?
For water heater replacement, repiping, gas lines and sewer or water service work, yes. Sandy Springs is an incorporated city in Fulton County and runs its own permitting and inspections, and commercial and multifamily work carries additional requirements. We pull permits under Georgia Master Plumber license MP210296 and meet inspectors on site.
Do you offer after-hours emergency plumbing in Sandy Springs?
Yes, 24 hours a day, every day, for residential and commercial customers. In a Sandy Springs building, the first move is isolating the failure: shut the unit or riser valve if you can identify it safely, and get water away from electrical equipment and elevator shafts. Then call us and we will dispatch.
